Fire Risk Assessment Types
A destructive fire risk assessment is not a default requirement and should only be recommended when there are significant concerns about the compartmentation, separation or structure of a building.
TYPE 1 Fire Risk Assessment
Non-Destructive Assessment of Common Parts
Enhanced PAS 79 Reporting: Utilized for the assessment.
Inspection Includes:
Fire risk assessment covering electrical, smoking, arson, heating, cooking, housekeeping, solar panels, and electric car charging points.
Inspection of all communal areas, including electrical cupboards and service risers.
Assessment of the protection of means of escape and compartmentation.
Evaluation of emergency lighting, fire alarms (if required), and other fire safety systems.
Inspection of a selection of flat front doors.
Review of fire safety signage, evacuation strategy, and resident engagement.
Testing, servicing, and record-keeping.
External façade assessment to determine if a Fire Risk Appraisal of External Walls (FRAEW) in accordance with PAS 9980:2022 is needed. If required, a chartered fire engineer (or equivalent) will be recommended.
Report: All findings are documented, and any issues are outlined in a clear action plan at the end of the report.
TYPE 2 Fire Risk Assessment
Destructive Inspection of Common Parts
Includes All Items in Type 1 FRA.
Additional Assessment:
Opening areas in the common parts to establish the level of compartmentation horizontally and vertically.
TYPE 3 Fire Risk Assessment
Non-Destructive Inspection of Common Parts and Selected Flats
Includes All Items in Type 1 FRA.
Additional Assessment:
Inspection of selected flats to establish the protection of internal means of escape and the suitability of automatic fire detection.
TYPE 4 Fire Risk Assessment
Destructive Inspection of Common Parts and Selected Flats
Includes All Items in Type 1, 2 & 3 FRA.
Additional Assessment:
Evaluation of horizontal and vertical compartmentation within selected flats.
